50/50 ACTIVE JV
Full Ltd Co set up with JV partner, 50/50 directorship split evenly, 50/50 contribution to financial commitments, 50/50 share of project management commitments and all other work required – exit strategy (refinance or flip) to be determined.
50/50 PASSIVE JV
Full Ltd Co set up with JV partner, 50/50 directorship split evenly, JV partner finances the deal and satisfies all financial commitments e.g purchase, stamp duty, refurb, legals etc, LHL Properties Ltd arranges all project management using current contractor team free of charge, free brokerage, arranges all legals, valuations and compliance – exit strategy (refinance or flip) to be determined.
PROJECT MANAGEMENT JV
No Ltd Co set up together, LHL Properties Ltd is responsible for project management and takes a management fee and or a % of the profits upon sale/refinance of the property.
