Just a normal lad, born and raised in Hartlepool, North East, England, a small seaside town with not a lot going on, high unemployment, crime and limited opportunity. Being from a working class family with no hand outs, the odds were stacked against however with an appetite to succeed I decided my future wouldn’t be dictated by my environment. With the right mentality, work rate and determination I firmly believe you are the captain of your own ship and destiny and if you want something so bad you can make it happen and my success so far in property showcases just that, everything I've achieved I have done so off of my own back. However don’t get me wrong, opportunity and luck will play its part, but fortune favours the brave and by putting yourself out there you can achieve great things too.
When I started my property journey I had just £20,000 in savings, now don’t get me wrong, not everyone has this type of money in the bank but that doesn’t mean it’s a non starter for you. I had to take out an extra £15,000 loan in order to make my first deal work, that really was the turning point for me. Had I not took the risk and took the loan, I wouldn’t be sat here now with a multi million pound property portfolio. Now I’m certainly not advising everyone to go out and get a loan, this is all circumstantial, but certainly in the property world raising finance is key to growth. Raising finance to acquire assets is the game changer and this is what I done with my £15,000 loan. Purchasing liabilities will see you bankrupt, but taking out debt to purchase assets will help you create generational wealth. Therefore if you have plenty of savings to get started in property , fantastic, but if you don’t there is alternative ways and these are the strategies I can teach and coach during my mentorship .
My Journey So Far
From my first purchase at auction in 2019 for just £28,000 which I funded using bridge finance and spent £7,000 on the refurb, the projects have steadily grew in size every time.
My strategy was to waste no time and ensure the next project was always lined up ready. No sooner did my full initial investment land back in the bank from the refinance of my first purchase, I was onto the second project, purchased for £31,000 again using bridge finance. The third was purchased for £39,000. Fast forward several years and I’m now an experienced investor with a portfolio of BTL’S, Semi Commercial Property and HMO’s worth over 2 million pounds. Along with building the portfolio I am actively flipping properties with an estimated GDV over £350,000 and carrying out commercial to residential HMO conversions with returns in excess of £900 per week per property. The journey to this point has been far from easy with many lessons learned, but with a clear goal, vision and the work ethic to match the hard work has paid off.
